I commenced my career in valuations in the late 1990’s and have gathered a wide range of experience in various fields. Initially my work centred around residential valuations but I quickly moved to more specialized fields including Compulsory Acquisitions, Rental Assessments and Determinations, Pre-Purchase and Pre-Sale Advice, Stamp Duty Valuations, acting as a Buyers Advocate and Vendors Advocate and with a strong focus on commercial, medical, retail and industrial properties. I always try to develop a strong rapport with all my clients, and am always highly motivated and attentive to ensure the best possible outcome at all times.

With regard to the Compulsory Acquisition and Loss on Sale areas, my experience includes acting for land owners against Authorities such as Regional Rail Link, VicRoads, Linking Melbourne Authority, Melbourne Metro Rail Authority, Level Crossing Removal Authority and water bodies including Melbourne Water, Coliban Water, Yarra Valley Water and Gippsland Water. I have represented over 300 clients in the specialised area of Land Acquisitions, Easement Acquisitions and Loss on Sale Claims. I have represented numerous clients on the East West tunnel project, properties including dwellings, apartments, flats, development sites and commercial properties.

I have been involved in assisting clients affected by the Level Crossing Removal Authority and Melbourne Metro Rail Authority. With regards the Melbourne Metro Rail Authority, the focus of my work has been predominantly commercial properties located in the Melbourne Central Business District, ranging in diversity from offices, shops, apartments and even a car parking business. Properties affected by the Level Crossing Removal Authority have mainly focused on commercial, industrial and residential properties. I have also acted for many land owners affected by road widening projects across the State of Victoria, from Traralgon to Carrum, Philip Island to Geelong and assisted most of the land owners in Plenty affected by the Yan Yean Road widening project.

Most recently I have assisted business owners and residential land owners affected by the North East Link project. I only represent land owners and do not work for Authorities. I have always sought to obtain a fair and equitable outcome for all my clients.

I am a Certified Specialist Retail Valuer registered with the office of the NSW Small Business Commissioner. I have undertaken rental assessments and determinations for a number of retail properties all over Victoria and also in the border towns of Echuca-Moama and Albury-Wodonga. My expertise extends in to the medical field having been engaged by specialist medical lending groups to provide valuations for a wide range of medical and allied practitioners such as doctors, dentists, veterinarians and specialists all over Victoria and NSW. I have been involved in assisting many medical practitioners in purchasing their properties undertaking valuations prior to purchase or construction. Included in this specialised field are Child Care and Aged Care premises and I have experience providing rental determinations as well as valuations for specialised Lenders.

I have also undertaken specialised valuation work for numerous legal firms providing valuations for court purposes including matrimonial and disputed matters, acting as an Expert Witness.

As Managing Director of GVS Property I am actively involved all facets of the business and am supported by experienced valuers, property professionals and support staff.

Alan Giles

I have extensive valuation experience and a sound knowledge of the industry, having practised for some 53 years in the valuation profession, operating my own valuation business, consulting to other respected valuation firms and working in Local Government having been employed with the Municipalities of Hawthorn, Knox and Frankston. In addition, I was involved with Rating Valuation Contracts at Greater Dandenong and Whitehorse Councils.

My breadth of experience includes providing consultancy valuation advice for mortgage providers, litigation, insurance, family law, estate planning and Capital Gains Tax assessments in both the residential and commercial/industrial sectors of the Melbourne property market. In addition to Local Government rating valuations, I have carried out specialised property valuations and acquisition/compensation assessments for both acquiring authorities and dispossessed owners.

In 1991 I moved to the Gold Coast and continued to practice in Property Valuation. At the time I also held a New South Wales Valuers Qualification Certificate to enable me to practice in the north eastern corner of New South Wales south of the Queensland border.

Having returned to Victoria in 1996 I again managed my own business. From 2002 to 2010, my employment was mostly in the Gippsland area with work being carried out within the Local Government areas of Latrobe Valley, Bass Coast, South and East Gippsland and Wellington Shires. The immediate past fourteen years have been involved back in metropolitan Melbourne with particular emphasis being within the rapidly expanding south eastern growth corridor and the Mornington Peninsula where I had set my own Valuation Company of Giles Valuation Services again as a Private Practitioner. The past five years have seen the commencement of GVS Property Victoria, now expanded to GVS Property Australia, now under a new and dynamic Director allowing me to take the role of Senior Valuer.

During my career, I have been an active member of the Australian Property Institute having served on various Institute Committees. I have lectured and tutored on valuation related subjects at tertiary level. I currently hold my Certificate of Compliance for CPD and I completed the Institutes latest Risk Management Module in 2023. I have been chairman of the Gippsland Valuer’s Discussion Group where I completed five years in office. I am also a member of the Mornington Peninsula Valuer’s Discussion Group, the South Eastern Valuers Discussion Group and have recently re-joined the Municipal Group of Valuers.

John Apps

John has over 30 years’ experience in all facets of property advisory including acquisition, disposal, management, leasing, asset management and oversight of building construction encompassing clients in both the private and public sectors.

John specialises in strategic property advisory including acquisition negotiation, leadership of strategic property management plans, delivery of return on investment and outcome based solutions.

During his career John has held senior positions in both local and overseas organisations and has led major leasing negotiations, new building commissioning, major capital works programs, overseeing major redevelopments and the creation of commercial precincts.

John is a fully licensed real estate agent and joined GVS Property in 2019.

Recent Assignments with GVS Property

The North East Link project is Victoria’s biggest ever road project. Over 150 properties and businesses in the Bulleen industrial precinct were compulsorily acquired to make way for this project. John’s role has been to provide advisory services on behalf of GVS Property who act as one of the key negotiators with the Government on behalf of affected land owners and tenants involved in the compulsory acquisition of their properties and businesses.

The North East Link project has been one of the largest and most ambitious acquisition projects ever undertaken in Victoria and involves a mixture of owner occupiers and tenants, many of whom were third generation businesses. John’s role with GVS has been to deal with all stakeholders including North East Link Directors, Department of Transport Case Managers and Government officials to manage successful outcomes for all parties involved. The role has been largely autonomous and has involved understanding the drivers of each affected owner or tenant and delivering an outcome by either purchasing an alternate property, negotiating a lease on a newly identified property and project managing the relocation to assist in ensuring adequate compensation is paid.

Rick Lamanna

Rick has been exposed to the property market for most of his adult life, initially working with an independent builder who specialised in residential developments, Rick started his career off learning construction. To this day he still maintains a relationship with this organisation, providing feasibility reports and assisting them with site purchases and the sale of their completed product.

After a short period working as a sales representative for a training company, Rick decided he wanted to commit to a career in real estate and set about obtaining his Real Estate Agent’s licence. This commitment immediately paid off as he obtained a position at a boutique commercial and industrial Real Estate firm in the Bayside area. A quick learner, Rick quickly established himself in the business learning all facets of the Agency including sales, leasing and management, within a year Rick was appointed the branch Sales Manager, a position he held until the Agency was sold in late 2019.

In addition to the extensive exposure to the commercial and industrial sectors, the Agency also maintained a strong residential presence and Rick was involved in the sale of many residential properties in areas such as Brighton, Mount Eliza, Bentleigh, Black Rock and Beaumaris. Rick has been able to negotiate the sale and leasing of several specialised properties including Industrial 2 zoned properties and Green Wedge zoned properties. Additional expertise in the steps required to develop small residential estates, Rick has been called upon to provide feasibility studies to assess the development potential of englobo land for residential and aged care providers.

After the sale of the Agency Rick took a small break from the property market, but it was not long before his skills were called upon to provide market appraisals and marketing reports for a local Agency on a contract basis. During this period Rick committed to furthering his educational and skills base and is now a Certified Property Valuer.

Recently the GVS team has been extensively involved in the North East Link project in Bulleen assisting claimants, both land owners and tenants successfully relocating their businesses or replacing their assets.

Approaching 10 years in the property sector Rick understands his clients requirements for property as a tenant, owner occupier, developer or investor.

Hugh McLean

I have over 50 years experience in Property Valuations having commenced my career in Valuations with the Victorian Government Valuation Branch as a Cadet Rural Valuer in the Wimmera Region before being offered a position with the Commonwealth Development Bank as a Valuer and Agricultural Economist. In this position I mainly worked in Victoria with stints in Queensland when Brisbane office had extra workloads due to droughts or flooding.

The Bank then transferred me to Queensland to take up the position of District Rural Officer for the whole of South West Queensland, a very challenging position and based in Roma some 730 kilometres from Brisbane. The area I was in charge of was approximately twice the size of Victoria. 

Due to family circumstances, I resigned and returned to Victoria to take up the position of Deputy City Valuer for the City of Moorabbin with responsibility for North and Cheltenham wards, some 20,000 valuations to be done in two years.

At the end of the contract, I purchased a Real Estate Agency in Mornington and established my own Valuation Practice which I have continued to run until the present time along with my Real Estate Agencies in Mornington, Mentone and Highett.

The Valuation Practice has covered all aspects of valuation both Residential, Commercial, Industrial and Rural including Mortgage Valuations, Rental Determinations, Court Valuations for Family, Supreme and County Court as well as Rural Valuations, specialising in Poultry Farm Valuations. The Poultry farm valuations were done mainly for Rabobank with Valuations in Victoria, New South Wales, South Australia and Western Australia.

In June 2022, my company merged with GVS Property Australia to provide increased and improved services to our clients.

Paul Mornane

I have worked in Real Estate for thirty-seven years, having experience across a broad spectrum of property types including residential, commercial and industrial property. In more recent times, I have had sixteen years experience in the valuation sector of the property industry and developed a detailed understanding of this area of expertise. 

Over the course of my career, I have specialised as a buyers advocate and a vendors advocate within the real estate industry. With my past experience and my in depth knowledge of real estate, I enjoy working closely with my clients to achieve and provide the best possible outcome.

Understanding that the property industry is in need of more independent property advocates, I am able to utilise my expertise and knowledge to assist clients through the daunting process of buying and selling property at any level.

From the first discussion over the phone, to the successful management of the sale or purchase, I will take the time to understand the needs and requirements of my clients, which will ensure taking the worry out of buying or selling their property. 

Over time I have built strong relationships with real estate agencies throughout Victoria, which allows me to provide a service to the Melbourne metropolitan region as well as a selection of regional areas. I have also been fortunate enough to work with a client base, which extends to other parts of Australia.

Ann Freeman

I commenced my valuation career in Local Government and have worked for the former municipalities of Camberwell, Moorabbin, Springvale, Frankston and the former Shire of Hastings. I have held the position of Deputy City Valuer and the position of City Valuer/Property Advisor from 1990 – 1994. Returning valuations for all property types including residential, commercial, industrial, rural and specialist properties. I also managed the Cities property portfolio including a large commercial shopping centre.

I am an experienced valuer with a diverse range of expertise gained from working in both local government and private sector roles. My experience includes valuing various property types such as residential, commercial, industrial, rural, and specialist properties. I am committed to providing prompt and quality valuation services and have excellent property contacts throughout the greater Melbourne area.

In the 1990’s I spent an extensive period working for Local Government Municipalities which included the role of City Valuer and Property Adviser.  In my role I provided valuations for all property types and provided strategic property advice for the Council’s property portfolio including a large commercial shopping centre.  During this period I served in voluntary and elected positions at the API. 

In the early 2000’s I moved back in to the private sector providing valuations for many of Australia’s largest valuation firms.  My work involved valuations for mortgage purposes but also included insurance, compensation, and family law purposes.  Property types varied considerably but included residential, rural, development sites, commercial and industrial real estate.

I am committed to providing all my clients with quality, timely and accurate advice be it a small unit or a complex development project.

Madura Perera

I commenced my professional career in 2001 with Hodder, Rook & Associates in North Sydney. Whilst initially conducting residential valuations, I quickly developed my skills and undertook a broad range of valuations covering all asset classes. I remained at this firm until 2011 and eventually became a Director of the Company.

During this period, some of my career highlights included:

  • Conduct over 10,000 Valuations including commercial, industrial, special, residential.
  • Relationship Management with Clients.
  • Manage a staff of over 10 valuers and 5 admin.
  • Service major financial institutions and LPI.
  • Provide advise on the risks associated with property cycle.
  • Maintain Cyber security of the organisation.
  • Delegate finance management and oversee the financial performance.
  • Delegate marketing management and oversee the growth of the organisation .
  • Manage legal challenges to the organisation.

In January 2011, I opened Valfirm Pty Ltd and have continued my progression in the profession. I presently provide valuations in all asset classes including commercial, industrial, special site, and residential. I have a keen interest in technology and have adapted and continue to enhance web based systems.

The focus of my work has been providing specialised valuations for court matters including matrimonial valuations and valuations for litigation matters. In 2022 I began working with GVS Property Australia after a long association with Dom Lamanna. In working with GVS Property Australia I provided numerous valuations covering all of New South Wales. The bulk of the work undertaken is of a specialised nature and predominately covering the commercial real estate sector along with residential valuations.

Denis Cupitt

I have been registered as a Valuer in Queensland since 1980. I have worked throughout nearly all of Queensland, from the south-east corner to the far north. Covering a large State like Queensland has given me to a wide exposure to a large variety of properties and valuation requirements.

Valuation and property experience has been gained across a wide variety of areas, including the finance sector. I have conducted mortgage valuations, market value assessments, and valuations for dispute resolution. I also have experience in superannuation valuations, depreciation assessments, and replacement insurance assessments.

My expertise extends to a broad range of property types, including:

Residential properties: This includes single residential homes, multiple density developments, unit developments, and both improved and vacant sites.

Industrial properties: I have valued stand-alone industrial properties, freehold, strata properties, complexes, vacant lots, and leased properties.

Commercial properties: This encompasses stand-alone commercial buildings, freehold, strata properties, complexes, vacant sites, and leased properties.

In the rural sector, I have valued small and large properties, including those used for citrus, vineyards, bananas, mangoes, nuts, grains, beef cattle, dairy, piggeries, poultry, turf farms, vegetables, stud farms, as well as site and unimproved land values.
